Lavaltrie is a municipality in the MRC de D'Autray within the Lanaudière region, established on the north shore of the St. Lawrence River. With a population of approximately 16,000 in 2025, the city has experienced steady growth over the past two decades, rising from 11,000 residents in 2002 to over 14,425 in the 2021 census. Located just 30 minutes from Montreal, Lavaltrie is particularly attractive to young families seeking a balance between nature and proximity to major urban centers.

Lavaltrie takes its name from Sieur de la Valtrie, a lieutenant who received this land grant from Jean Talon, Intendant of New France, in 1672. Long an agricultural community, the city gradually developed with the expansion of Montreal's suburbs in the second half of the 20th century. Victorian-era ancestral homes still stand today alongside more recent residential construction, reflecting the city's rich history.

The St. Lawrence River is central to Lavaltrie's identity. The wharf, which has undergone significant renovation, has become one of the city's main attractions, offering remarkable views of the river and having served for over two centuries as a stop for travelers and goods in transit. Parc Gérard-Lavallée slopes gently down to the river with picnic areas and playgrounds. In winter, the tradition of ice fishing takes place directly on the frozen river with wooden cabins set up on the ice.

Lavaltrie is also known as the setting of French America's most famous tale: this is where the lumberjacks of the North are said to have landed in their flying canoe, according to the legend of the Chasse-galerie. The church of Lavaltrie, built in 1869 near the river, is part of the notable built heritage. The Winter Carnival and the Artisan Fair, held annually since the early 1990s, enliven the local cultural scene.

In terms of services, Lavaltrie has elementary and secondary schools, local shops, and sports facilities. The city borders the river along its entire southern edge, with cycling paths and hiking trails accessible to residents. Highway access allows reaching Montreal in 30 minutes to the southwest or heading toward Trois-Rivières and Quebec City to the northeast via Route 138, the historic Chemin du Roy.

The real estate market in Lavaltrie offers one of the most attractive price-to-value ratios in the Lanaudière region. Properties are significantly more affordable than in cities closer to Montreal such as Repentigny or Terrebonne. The market features single-family homes on generous lots, waterfront properties with river views, and new rental developments such as the Laurentia project on the St. Lawrence riverfront. The population density of approximately 200 people per square kilometer reflects an environment where natural spaces and residential areas coexist in balance.

Lavaltrie is a particularly relevant choice for buyers willing to move slightly farther from Montreal in exchange for larger lots, lower prices, and direct access to the St. Lawrence River that few Lanaudière municipalities can offer.
