Terrebonne is the 10th largest city in Quebec by population and the most populous in the Lanaudière region, with approximately 126,000 inhabitants in 2026. As the seat of the MRC Les Moulins, it is also the fourth largest city in the Communauté métropolitaine de Montréal. Born from the merger of Terrebonne, Lachenaie, and La Plaine in 2001, the city spans nearly 160 km² and is crossed north to south by Highways 25 and 40, providing direct access to Montreal and the Laurentians.

I'm Samuel Gendron, a residential real estate broker serving Terrebonne and the entire Lanaudière region with eXp Realty.

Terrebonne is made up of three major sectors, each with its own distinct character. The Terrebonne sector is the city's historic heart. Le Vieux-Terrebonne, recognized in 2025 by the Quebec government as the 14th heritage site declared under the Cultural Heritage Act, is a vibrant neighborhood with its restaurants, boutiques, the Théâtre du Vieux-Terrebonne, and the Île des Moulins. It features a mix of heritage properties, lofts, and varied residential construction.

The Lachenaie sector, located to the east, is the oldest of the three, founded in 1683. It offers a family-oriented residential environment with newer neighborhoods, quality schools, the Centre hospitalier Pierre-Le Gardeur, and quick highway access. The future university district is also developing in this sector, with campuses from Université de Montréal and UQAM already present.

The La Plaine sector, to the north, has a more rural character and offers larger lots at more accessible prices. It is a developing area that attracts buyers looking for space and tranquility.

In terms of services and infrastructure, Terrebonne is well served. The city has several elementary and secondary schools, the Cégep régional de Lanaudière à Terrebonne, vocational training centers, and healthcare services through the CISSS de Lanaudière. Seven active industrial parks are present on the territory, with an eighth employment hub, Tera8, being developed in partnership with Groupe Montoni. Speed limits in residential areas have been reduced to 30 km/h for family safety.

Terrebonne also stands out for its cultural and recreational offerings. Le Vieux-Terrebonne hosts shows and events throughout the year. The city features cycling paths, including the Bixi bike-sharing service available since 2023 with stations at the bus terminal, the Théâtre du Vieux-Terrebonne, and Parc Saint-Sacrement. The Rivière des Mille-Îles borders the southern edge of the municipality, offering a sought-after natural setting.

The real estate market in Terrebonne is active and diverse. Properties range from heritage homes in the Vieux-Terrebonne to new construction in developing neighborhoods. The city aims to create at least 1,200 affordable, social, and community housing units by 2035, reflecting long-term residential planning. Terrebonne and Repentigny together account for approximately 40% of Lanaudière's population, making them the region's main urban hub.
