Charlemagne is a small city in the MRC de L'Assomption within the Lanaudière region, with a population of 6,302 as of the 2021 census. Located just 24 kilometers northeast of downtown Montreal, on the north shore of the Rivière des Prairies, Charlemagne sits at the intersection of Highways 640 and 40, providing quick access to Montreal and the broader Lanaudière region. The city is part of the Communauté métropolitaine de Montréal.

Charlemagne occupies a unique geographic position, situated near the confluence of four waterways: the St. Lawrence River, the Rivière des Prairies, the Rivière des Mille-Îles, and the L'Assomption River. This exceptional natural setting provides residents with direct access to water and remarkable scenery. The Route Verte, Quebec's vast cycling path network, runs through the city with over 6 kilometers of trails, including segments of the Trans-Canada Trail along the Rivière des Prairies.

Charlemagne's history dates back to 1699, when the first settler families arrived on land granted by Charles Aubert de La Chesnaye. The village grew around the lumber industry in the 1860s, with the construction of a sawmill and the arrival of nearly 200 workers attracted by the Assomption Lumber Company. The municipality was officially established in 1906. Charlemagne is also known as the birthplace of singer Céline Dion. Boulevard Céline-Dion, named in her honor in 2007, is one of the city's main thoroughfares.

Despite its small area of just 2.17 km², Charlemagne is a dynamic city undergoing significant transformation. Several major real estate projects are currently underway. The Quartier OVIV, developed by SIMDEV, will ultimately include over 1,200 units across seven buildings ranging from 12 to 30 stories, with local shops, green spaces, and waterfront access. The We Charlemagne project will add 250 units in two six-story buildings. Another 12-story project will be built on Boulevard Céline-Dion with ground-floor commercial space. These developments are significantly reshaping the city's urban landscape.

Charlemagne has municipal parks including Parc Jacques-Laurin, Parc Arc-en-Ciel, and Parc Pierre-Laporte, as well as the Centre communautaire René-Després. The city is a member of the Les Arts et la Ville association, reflecting its commitment to culture and community.

The real estate market in Charlemagne is currently evolving rapidly with the development projects underway. For buyers, the city still offers some of the most accessible entry prices in the MRC de L'Assomption, making it an attractive option for first-time buyers and investors. The 6.6% population growth between 2016 and 2021 reflects the municipality's increasing appeal. With the new residential projects, Charlemagne is positioning itself to welcome a significant population increase in the coming years.
